## Unfinished rooms cost more than they look like they do

## What remedial and small refurbishment works include
The scope is set by what the property needs to be usable again, and it is agreed in writing before anything starts.

### Making good after damp treatment
Salt-retardant replastering where a damp proof course has been installed, skimming to a flat finish, reinstating skirtings, architraves and coving, easing and adjusting doors, and preparing surfaces for decoration.

Where treatment required floors to be lifted or sections of ceiling opened, those are reinstated and made good. Drying guidance is given at handover so decoration is not applied too soon.

### Finishing basements and cellars
After waterproofing, a below-ground room needs its finishes designed around the system: nothing fixed through a membrane without the correct detail, floor build-ups over floor membranes, and battening or dry-lining that keeps the system intact.

That is precisely why it is better done by the contractor who installed the waterproofing than by a fit-out team that has never seen one.

### Recovery after leaks and water damage
Water damage work starts with finding and stopping the source, then removing what cannot be salvaged, saturated plaster, sodden insulation, delaminated boards, decayed timber, and allowing the structure to dry before rebuilding.

Reinstatement then covers plaster, ceilings, joinery, flooring and decoration preparation, with the sequence set by how quickly the fabric releases its moisture.

### Small refurbishment and lettings turnaround
Typical projects are a bathroom or utility reinstated, a kitchen area repaired after a leak, a bedroom or reception room stripped and rebuilt, or a tired property brought up to lettable standard with plaster, joinery and finishes put right room by room.

For landlords the priority is usually speed and a durable finish, and the scope is written accordingly, with the fixed price agreed up front so a void has a known cost and end date.

Domestic work is carried out around occupation wherever possible, with dust sheeting, floor protection and daily clean-down. Commercial work: shops, offices, small units; is phased around trading hours and access.

## Refurbishment &amp; remedial works, common questions
How much do remedial works cost?It depends on the room, its condition and the finish required. Making good is quoted as part of the fixed price for the works after a free survey, so it is never an extra at the end.

How long will the room be out of use?Small making-good jobs are a few days plus drying time. A fuller refurbishment runs longer, and the programme including drying is set out in your quotation.

Do you decorate as well?We prepare surfaces to a decoration-ready finish and advise on when and what to apply. Tell us at survey if you want decoration included so it can be scoped and priced.

Is remedial work guaranteed?Building and remedial works carry a 6-month workmanship guarantee. Damp treatment and waterproofing carry a 10-year workmanship guarantee and a 10-year QANW insurance-backed guarantee.

Can you work while the property is occupied?Usually yes. Areas are sheeted and protected and work is cleaned down daily, though the rooms being worked in will be out of use.

Can you turn round a rental void quickly?That is a common request. We scope it so the critical path is clear, and we are honest about drying times that cannot be compressed.

Do you handle water damage insurance work?We can survey and quote the reinstatement works as a fixed price. Liaise with your insurer about cover and claim requirements before instructing works.

How long before I can decorate?Newly plastered walls need weeks rather than days depending on thickness and ventilation, starting with a breathable mist coat. We give you the expected timescale at handover.
